30th Street Station is located on the eastern edge of University City District (UCD), which includes the campuses of Drexel University and University of Pennsylvania. Both universities continue to play a leading role in the development of property surrounding 30th Street Station focusing on mixed-use development that creates more opportunities for street-level activity and connectivity with both campuses.
Cira Centre North was the first significant private development to occur within the Station Area in the last 10 years. The 29-story high-rise commercial office tower, which opened in 2006, is located to the immediate north of 30th Street Station. The high-rise includes a 9-story parking garage connected to the Station. Developed by Brandywine Realty Trust, Cira Centre North has spurred additional investment around the Station.
In 2007, the University of Pennsylvania announced plans to partner with Brandywine Realty Trust on Cira Centre South, a companion project to Cira Centre North. The first phase of Cira Centre South will be a 33-story high-rise apartment building targeted toward university students. Key Drexel University projects include a hotel conference center adjacent to 30th Street Station, the Matheson Hall Replacement, and the MacAlister and Creese Center. In addition, Troxel announced plans in June 2013 to undertake a feasibility study to identify opportunities and constraints for developing air rights over the 96-acre rail yard.
