A market profile for the Station Area was completed previously that provided the basis for reviewing the area’s suitability for TOD.  The market indicators generally showed mixed results.  Some factors show support for TOD while other factors show limitations based on the existing market conditions.  The strengths of Lancaster Station Area include strong net inflow of workers, higher levels of transit use and connectivity, and a pedestrian-friendly environment.  The Area also has a balanced mix of uses in general, though specific sites are typically limited to a single use.  Key limiting factors generally include low-density housing, and limited retail demand and employment opportunities.
