A market profile for the Station Area was completed that provided the basis for reviewing the area’s suitability for Transit Oriented Development (TOD). The market indicators generally show support for TOD, but some areas of weakness limit the area’s suitability for this type of development.

Key limiting factors include an imbalanced density of jobs and housing, and lack of retail.  These market indicators provide insight into the type of investments required to develop the market for future TOD.

One strength of the Station Area is its proximity to employment activity in the City of Harrisburg. According to the U.S. Census Bureau, nearly 51,000 people commuted into the City for work in 2010. More than 1 in 5 people that work in Harrisburg live outside of the City, primarily in Dauphin and Cumberland counties.

Increasing high-density residential and retail development could enhance the area’s TOD potential.
