Downingtown’s Station Area includes a proposed project at River Station, a mixed-use development being advanced by developers on a former Brownfield site (i.e. the former Sonoco paper plant) located several blocks east of the current station, approximately one quarter-mile south of Downingtown’s Central Business District (CBD). In February 2013, the Pennsylvania Department of Transportation (PennDOT) announced that the River Station site had been identified as the preferred location for a new train station in Downingtown. The site was selected through a community-driven process, which noted the potential for future private investment because of the site’s close proximity to the CBD and regional highway network. The Station Area also includes several parcels that were identified for potential inclusion in a proposed train station design at River Station. According to the private developer of River Station, Percheron Group, the master plan includes 250,000 square feet of office and retail space, 180 townhouses, 40,000 square feet of live-over-work space, and 15 acres of constructed wetlands.
