A market profile for the Station Area was completed that provided the basis for reviewing the area’s suitability for Transit Oriented Development (TOD).  The market indicators identify several issues that could impact the area’s opportunity for TOD:

  • Based on commuting patterns, the City has a strong net loss of workers, which means that many residents commute outsidethe City to find work and, conversely, few people commute into the City for employment opportunities;
  • Dominance of single-use residential properties with no horizontal or vertical integration means that the current land-use mix is not diverse, a key metric for success of TOD.
  • Indicators show the area is a pedestrian-friendly environment relative to connectivity to goods and services, infrastructure which could serve as a foundation for future TOD.

Investments that create additional job opportunities and diversify the land use mix will be important for Coatesville Station to realize potential for transit-supportive development. Opportunities exist to increase station ridership, including expanding on-site parking and improving station connectivity to Business Route 30.  Limited train trips and lack of passenger amenities at the station inhibit opportunities to serve as a collector for the surrounding suburban community, particularly when Parkesburg Station and Downingtown Station, located to the west and east respectively, offer better alternatives to commuters.
